How much do building permit plans cost?

The cost of permit plans depends on the type of project, its size and its complexity. Here is how we calculate it at Atelier FlorA, what is included and what is added, so you can compare offers on the same basis.

Each service has a starting price. It corresponds to a simple project. Your exact price is set out in the service offer that follows our first conversation.

Why a "from" price

Every lot and every building is different. The starting price corresponds to a simple project; after our first conversation, you receive a service offer with the exact price, valid for 60 days.

What is included

Always included: two rounds of revisions to the preliminary plans and the plans in PDF format.

What is not included

Depending on your project, other costs are added. They do not depend on us, but it is best to plan for them from the start:

  • fees for engineers, the professional technologist or an architect when required;
  • the certificate of location and the land survey;
  • the soil study;
  • the municipality's permit fees.

How payment works

Payment is made in two 50% instalments. If a survey of the existing building is needed, it is paid first. Its price depends on the floor area and is stated in your service offer. The service offer is valid for 60 days. GST and QST are added to the prices shown.

  1. 50% upon signing the service offer.
  2. 50% upon delivery of the final plans.

Comparing two offers without getting it wrong

Two prices can only be compared fairly if the services are the same. Before choosing, ask each professional these questions:

  • Are the plans signed and sealed when the municipality requires it?
  • How many rounds of changes are included?
  • Is the price fixed or "from"? What makes it change?
  • Are the engineers' or the technologist's fees included?
  • Is there support for filing the application and for the adjustments the City asks for?
